LANDLORD SERVICES


The Residential Lettings Department is run by Manish Bhatt who has many years experience in dealing with letting and management of property. All properties are personally inspected and advice will be given on marketing the property to achieve the maximum rent possible. The right selection of tenants is of paramount importance to any successful letting. Our selection process is thorough with tenants in full time employment. References will be obtained from employers, bankers, previous landlords and credit checks are available if required.


Our fees include selection of tenants, obtaining references, preparation of AST agreements, preparation of inventory. Management facilities are available where the day to day running of your property can be looked after and these additional facilities are carried out by our associate company, Flatt & Houseman -telephone 020 8444 4304 for the attention of Jeremy Wayne.


We are happy to offer advice on purchase of a property for rental purposes, the likely capital growth and yield, preparing a property for rental, contract furnishing, gas and electricity safety certificates and offer advice on organising an EPC report (Energy Performance Certificate), pre-letting and ongoing maintenance.


Fees are by arrangement and average between 5% and 15% of the rent for the period of the tenancy plus VAT, and this will be deducted from the amount paid to us by the tenants at the outset of the tenancy with any balance being due immediately from the landlord. Any deposits paid to us, by tenants will be forwarded to the DPS (Deposit Protection Scheme) as per current legisation. Management services are charged at between 5% and 10% plus VAT which will be deducted monthly from rent collected. Full details of our terms and conditions are available upon request.

TENANTS SERVICES


All properties taken on for rental are firstly inspected and therefore will only take instruction on properties that are of a good standard in relation to decoration and furnishings.


Rents are paid in advance and calendar monthly with a security deposit being required equivalent to one month’s rent at the outset of the letting. Lettings are for a period of six months or one year initially.


The areas covered from our Neasden offices are Neasden, Dollis Hill, Willesden, Cricklewood, Kensal Rise, Kensal Green and Kilburn.
